GIC and Valor acquire Horizon Logistics Park, Ireland’s premier logistics hub

7 July 2026

London — Valor Real Estate Partners (“Valor”), Europe’s leading last-mile specialist, and GIC, a leading global institutional investor, have completed the acquisition of Horizon Logistics Park (“Horizon”), one of Europe’s best connected and strategically important logistics hubs, in Swords, North Dublin. The transaction underpins both companies’ strong conviction in the high-growth Dublin industrial and logistics market.

The asset is strategically located to the south of Dublin Airport, with immediate proximity to the Port Tunnel, providing direct and efficient access to Dublin Port. This positioning offers excellent connectivity to the city centre, the national motorway network, and international transport infrastructure.

Horizon comprises 25 units ranging from 22k to 170k sq ft, with 70% of the assets by area built in the last five years, as well as a further 260 acres of development land.  The properties are occupied by a diverse mix of established domestic and international businesses including DHL, Kuehne+Nagel, UPS, FedEx, Bulgari and Dublin Bus, with a weighted average unexpired lease term of 8+ years.

The buildings meet very high sustainability standards, with 96% of the gross external area achieving an A or B Building Energy Rating (BER) and 62% achieving an LEED Gold certification.

The transaction extends Valor’s pan-European logistics platform to c.27 million sq ft and more than €6bn of AUM across 12 UK & EU last-mile logistics cities.

Cane Napolitano, Managing Partner and Chief Investment Officer at Valor, said: “Ireland is a market in which we have an incredibly strong conviction and we are grateful to partner with GIC on this acquisition. Horizon is an exceptional asset that benefits from outstanding connectivity and a highly attractive income profile, whilst also offering significant longer-term value-creation potential. With EU-leading population growth supported by strong net migration and high Dublin e-commerce penetration, this is a market with powerful, structural tailwinds for high-quality logistics facilities. This transaction also demonstrates our ability to execute complex acquisitions in highly competitive markets and against a volatile backdrop.”
