Valor Real Estate Partners (“Valor”), Europe’s leading last-mile logistics specialist, has acquired a 9,000 sq m Grade A last-mile logistics facility in Corbas, within Lyon’s eastern metropolitan area. The asset was acquired off-market for an undisclosed sum from Roche Dubar, an operating partner present in France since 32 years.

Located in the highly coveted food market area of Corbas, the asset benefits from excellent connectivity to the city’s urban area via the A46 and A43 motorways. The fully leased 9,000 sq m facility was delivered in 2013 as a BTS to a leading beverage distribution company.

The modern urban distribution facility offers high-quality specifications, including a 32-metre truck yard, 9-metre clear height, 22 loading doors and 2,000 sq m of external storage space. Valor will also implement a number of ESG initiatives at the asset, including the introduction of a building management system.

Corbas is a highly established last-mile logistics location serving the Lyon metropolitan area and is home to a number of leading occupiers and institutional investors. The submarket benefits from its strategic position within Lyon’s transport network and proximity to the city centre, while limited land availability and strong occupier demand have contributed to a significant imbalance between supply and demand.

Thibault Schnyder, Vice President, Investments, Valor, commented: “We’re pleased to have secured this transaction of a modern, Grade A last-mile facility leased to an A-covenant tenant in one of the most sought after locations in Lyon. This is Valor’s sixth acquisition in Corbas where we have seen strong performance and resilience of well-located, high quality buildings.”

“The asset benefits from best-in-class specifications and numerous ESG initiatives including LED lighting, EV charging stations, and dock charging stations for the tenant’s electric fleet of trucks. The building serves as the occupier’s key distribution hub for Lyon and surrounding regions.”
