Valor acquires Grade A urban logistics asset in Rotterdam metropolitan area
11 August 2026
Valor Real Estate Partners (“Valor”), Europe’s leading last-mile logistics specialist, has acquired a Grade A logistics asset in Berkel en Rodenrijs, just north of Rotterdam. The asset has been acquired from Ofi Invest Real Estate on behalf of one of its clients for an undisclosed sum.
Located just 8 kilometres from Rotterdam city centre, the 20,153 sq m facility benefits from direct access to the arterial road N471 and onward connectivity to the A16 motorway, positioning it at the heart of one of Europe’s most strategically significant logistics corridors. The asset was completed in 2021 and is currently occupied with an unexpired lease term of c. five years.
Berkel en Rodenrijs is an established and highly sought-after logistics submarket within the Rotterdam metropolitan area. Situated in close proximity to the Port of Rotterdam yet outside the port’s tenant use restrictions, the submarket is characterised by high demand from logistics operators and constrained supply due to limited land availability.
It is the fifth acquisition Valor has made in the Netherlands, with all of its assets located in prime submarkets in Amsterdam and Rotterdam.
Matthew Ganas, Senior Vice President, Investments, Valor, commented: “This transaction represents a rare opportunity to acquire a high-quality, stabilised asset in a prime location close to one of Europe’s busiest ports. With future supply expected to be limited, both due to land scarcity and the use restrictions that apply closer to the port, assets of this scale and calibre are well-positioned to benefit from increasing occupier demand.”
